Just because you have bad credit, does not mean you cannot buy a home. You most certainly can buy a home with bad credit and we can help!

We are also one of the only mortgage teams in Ontario with an in-house BIA registered insolvency counselor, and we have excellent relationships with several Trustees in Bankruptcy.

Before you consider a consumer proposal or a bankruptcy, call us to make sure your debt strategy and your home ownership strategy are suitable for one-another.  Too many times we have seen unnecessary or poorly explained debt strategies making little sense and resulting in unnecessary home ownership challenges.

Know your options, have a strategy. We will make sure you avoid any surprises and help you develop a comprehensive plan.

Prior to the 2012 mortgage rule changes, self employed borrowers could easily apply for mortgages with A lenders, but now however, banks and ‘A lenders’ have adopted stricter qualifying controls following the mortgage rule revamp.

The focus at the moment is the identification and verification of a borrower’s source of income in order to assess that person’s ability to pay the mortgage.

“Several months ago, a stated income was enough,” says one mortgage broker. “Now lenders want to see a person’s stated income, T1, notice of assessment and bank statements.”

We can help. Yes, it’s a lot tougher than it used to be, but there are still a number of excellent mortgage solutions for the 27% of Canadians who are self-employed.

There are many reasons why you may want to refinance your mortgage, such as:

  • Perhaps it’s to pay off debts
  • Finance a renovation or investments
  • Settle a separation,
  • Pay for a child’s tuition costs.
  • Looking to lower your mortgage payment
  • Adjust the length of your mortgage
  • Switch from ARM to fixed
  • Tap into your home’s equity

We can provide you with several mortgage refinancing options and help target the best one for you.

Many Canadians renew their mortgages like they renew a magazine subscription. The renewal notice comes in the mail, they sign on the dotted line, and that’s that.

But as a homeowner you should be more astute when it comes to renewing your mortgage.  A lot can change between the time you purchased your house and your first mortgage renewal — everything from interest rates to your family and employment situation can shift dramatically.

Therefore, it’s good advice to re-assess your needs carefully rather than blindly signing the renewal.

If this is your first time renewing a mortgage, you need to be aware of the options available to you.

You may find that negotiating different terms or changing lenders not only saves you money but could shorten the life of your mortgage as well.

First time home buyers – look no more. Not only will we arrange the best possible mortgage for you, we can refer you to additional service providers to make your first home purchase as smooth as possible.  For example, if you need a real estate lawyer, or any other related service, we’ve got you covered.

And we’ll guide through all the various government incentives such as the RRSP Home Buyer’s Plan, reduced land transfer taxes etc.

Most Canadians have heard of private mortgages but have little knowledge or concept of what they are or how they work.

Private mortgages can be an alternative source of financing for borrowers and are usually a high return investment opportunity for investors. Most banks and institutional lenders typically need to satisfy strict lending criteria and are not willing to budge too far from the norm.

With Ross Taylor & Associates, you get access to many private lenders who are willing to take the risk when major banks or institutional lenders are not.

We can help get you started with a private mortgage loan, as well as providing our years of knowledge and experience to help you find exactly what you are looking for.

We have our own in-house private mortgage lender ===> Funds available now!

One of the first things you should do when you decide to purchase a new home — even before you start your search — is pre-arrange your mortgage.

Before you fall in love with a home, you’ll want to know that your financing has already been arranged. Speak with Ross today and shop for your first home with confidence. Here’s why:

With a pre-arranged mortgage, you’ll have a better idea how much you can borrow, how much home you can afford and what your monthly payments will be.

If you choose a fixed interest rate, you are guaranteed that rate during the 90-day mortgage pre-approval period, so you are protected if interest rates should rise.

When it comes time to make an offer, you’ll be able to act more quickly.
